The Florida Keys have always traded on character over construction — a 113-mile chain of islands where conch houses, fishing marinas, and tiki bars matter more than glass towers. That scarcity of new building is exactly why a genuinely new hotel here is news, and the last two years have delivered a handful worth the drive down the Overseas Highway.
Key West leads the way. On Duval Street, the century-old "Grand Dame" La Concha Key West
reemerged as a Marriott Autograph Collection hotel after a full restoration, adding rooftop villas with the best views in Old Town. At the island's New Town gateway, the Blue Flamingo Resort
reinvented two retro motor lodges into a single playful resort built around a social pool club — the largest new opening anywhere in the chain.
Up the highway, the Upper and Middle Keys are catching up. In Islamorada, the Three Waters Resort & Marina
brought a full-service Marriott resort to the Sportfishing Capital, with its own marina and a deep roster of restaurants across 15 bayfront acres. In Marathon, the landmark Faro Blanco Resort & Yacht Club
reopened under Hilton's Curio Collection beneath its iconic lighthouse, minutes from the Old Seven Mile Bridge and the Keys' best beaches.
Choosing a base comes down to what you're after. Key West rewards travelers who want history, dining, and nightlife within walking distance; Islamorada and Marathon suit anglers, boaters, and families; and Key Largo, closest to the mainland, is built for divers and quick reef escapes. The islands sit a short drive apart, so many visitors split a trip across two.
We track every new opening across the chain so you can skip the dated inventory and book something current. As more properties break ground — and as the region's tight building-rights pipeline releases new projects — we'll keep this guide updated with the newest stays from Mile Marker 0 to Key Largo.
