The newest hotel in Gulf Shores is the Embassy Suites by Hilton Gulf Shores Beach Resort, which opened in 2025 as the largest hotel ever built in Gulf Shores — an eight-story, 257-room all-suite beachfront resort in the heart of the beach district. Every room is a suite with Gulf views. In Orange Beach, the SpringHill Suites by Marriott opened Fall 2025 as a brand-new seven-story, 120-room all-suite property on Perdido Beach Boulevard — the first Marriott extended-stay hotel on the Alabama Gulf Coast. Perdido Beach Resort also reopened December 30, 2025 under new ownership with refreshed rooms and renewed energy.

The Embassy Suites by Hilton Gulf Shores Beach Resort is the most significant hotel opening in Gulf Shores history — described by the city's mayor as a property that will "change the city for the better, forever." All 257 rooms are suites with Gulf views, a first for the market at this scale. The eight-story resort features a rooftop amenity terrace with a bar and grille and outdoor entertainment venue overlooking the Gulf, a lobby bar and restaurant, a Starbucks, and 13,620 sq ft of meeting and event space including a 7,800 sq ft ballroom. Perdido Beach Resort — Orange Beach's iconic 346-room beachfront property — was purchased by Aurora Hospitality Partners in late 2025 and temporarily closed in December before reopening December 30, 2025 under new ownership and management. The Margaritaville Resort Orange Beach at The Wharf is a $350 million, 80+ acre waterfront resort currently under construction across the Intracoastal Waterway from The Wharf entertainment district in Orange Beach. Phase I is targeting a late 2027 opening and will include a 160-room condo-hotel, approximately 150 bungalow-style cottages, and luxury waterfront villas. A six-acre amenity oasis will feature a lazy river, multiple pools, a swim-up bar, and water slides. A private passenger ferry will transport guests directly across the water to The Wharf's shops, restaurants, and amphitheater. Seven on-site dining venues are planned. Full resort completion is targeted for spring 2029. When complete it will be the most expansive resort destination on the entire Alabama Gulf Coast.

In March 2026 the City of Gulf Shores approved a 12-month suspension on new development applications for major projects including rezonings and new Planned Unit Developments. The pause was put in place to allow the city to create a new Comprehensive Plan ensuring future hotel and retail growth aligns with Gulf Shores' infrastructure and traffic capacity. Projects already approved before March 23, 2026 will continue moving forward. The development pause applies specifically to Gulf Shores — Orange Beach is not subject to it and continues to see active hotel development, including the Margaritaville Resort under construction. New Gulf Shores beachfront hotel announcements are unlikely until the planning period concludes in early 2027.
