Las Vegas has the largest hotel inventory of any city in the United States — more than 150,000 rooms across the Strip, Downtown, and the broader valley — and it remains one of the most active new hotel development markets in the world. When a major new property opens here, it tends to redefine an entire section of the city.
The most significant recent opening is Fontainebleau Las Vegas, a 67-story, 3,644-room tower that opened December 13, 2023 on the North Strip after nearly two decades of false starts. At $3.7 billion, it's the second most expensive resort ever built in Nevada, and its arrival transformed a stretch of the Strip that had been largely dormant for years. The same month saw the debut of Durango Casino & Resort
in the Southwest Valley — a $780 million modern desert resort that gave locals and off-Strip travelers the most compelling new option they'd had in over a decade.
The Rio Las Vegas underwent a $340 million transformation into a Destination by Hyatt
property, with 1,400 fully renovated suites, a new 3-acre pool district, and the Canteen Food Hall replacing the old buffet. For travelers who want the Las Vegas resort experience at rates typically well below comparable Strip properties, the Rio's rebrand makes it one of the most interesting value plays in the market right now.
Looking ahead, The Vanderpump Hotel
opens May 26, 2026 — a complete transformation of the former Cromwell at Flamingo and Las Vegas Boulevard, reimagined by Lisa Vanderpump with 188 rooms in her signature industrial romantic design. It's the most anticipated Strip boutique opening in years and reservations are already live. Further out, Hard Rock International is rebuilding the former Mirage site into a guitar-shaped tower resort projected for late 2027, and the M Resort in Henderson is adding a second tower in 2026.
