The State of New

The Newest Hotels in America Right Now

One rule runs this entire site: every hotel we cover opened, reopened, or was fully reimagined within the last two years. No 2018 properties dressed up as "new," no aggregator padding — just what genuinely opened recently, city by city. Here's the state of new hotels across the country right now, and where to book each one. The newest rooms. The best stays. Verified, not padded.

The Landmark Reopenings — New York & the Northeast

The biggest hotel story in America is a comeback. After an eight-year, multi-billion-dollar restoration, the Waldorf Astoria New York reopened on Park Avenue in 2025 — the single most anticipated reopening in the country, and the anchor of an extraordinary run of Manhattan arrivals that also includes the new Kimpton Era in Midtown near Rockefeller Center. Down the Northeast Corridor, Washington's front door is being rewritten too, led by Arlo Washington DC, which folded the historic 1882 Harrison Apartments into a rooftop-crowned lifestyle hotel steps from the National Mall. Browse the full picture in our guides to new hotels in New York City and what's new in Washington, DC, and compare rates across both as the Corridor's biggest openings settle in.

The Theme-Park Boom — Orlando's Epic Year

No city added more genuinely new rooms than Orlando, driven by the largest theme-park expansion in a generation. Universal's Epic Universe brought a wave of resort openings led by the flagship Helios Grand Hotel, reshaping where visitors stay for the parks — and the ripple runs from luxury towers downtown to fresh value stays near Disney. It's the most active single market on the site, and the newest openings compare closely on rate depending on your dates. Start with our complete guide to the newest Orlando hotels and dig into every 2026 Orlando opening.

The Gulf Coast Luxury Wave — Florida's West Coast

Florida's Gulf Coast is having its most significant luxury moment in decades. In Sarasota, the St. Regis Longboat Key Resort opened as the largest development on the island in fifty years, while down in Naples the Four Seasons Naples Beach Club reset the standard for the region's flagship resorts. Up the coast, a string of transformations has refreshed the classic beach towns — from the Pink Palace's renovation on St. Pete Beach to the Emerald Coast's newest openings in Destin. Compare rates across the Gulf through our guides to Sarasota, Naples, St. Pete Beach, and Clearwater Beach.

The Event-Driven Surge — Texas & the World Cup

With the FIFA World Cup landing across the U.S. in 2026, host cities have raced to add rooms — and Texas leads the pack. Houston's downtown gained the design-forward The Marlene and the boutique Thompson Houston, while Dallas answered with the striking Hôtel Swexan near its arts district. From Austin's rooftop scene to San Antonio's River Walk, the whole state has fresh inventory ahead of the tournament. Explore our guides to new hotels in Houston, Dallas, Austin, and San Antonio — or see the whole state in our Texas 2026 hub.

The Southeast & Southwest — Boutiques, Resorts, and the Desert

Beyond the marquee markets, some of the country's most distinctive new stays are landing off the obvious path. Savannah's Historic District gained the acclaimed Hotel Bardo; Hilton Head completed the island's biggest resort transformation in memory at the Sonesta Resort Hilton Head Island; and out west, Scottsdale welcomed the first non-gaming Caesars Republic Scottsdale while Denver's skyline gained the eye-catching Populus. Nashville's most anticipated arrival, Dolly Parton's SongTeller Hotel, brings a music-legend concept to downtown. Compare rates through our guides to Savannah, Hilton Head, Scottsdale, Denver, and Nashville.

Across the Border — Los Cabos' Record Year

The single most ambitious hotel pipeline anywhere right now is in Mexico's Baja. Los Cabos welcomed Park Hyatt Los Cabos at Cabo del Sol — the first Park Hyatt in the country — alongside a new Four Seasons, with a staggering run of St. Regis, Aman, and Soho House openings still to come through 2026 and 2027. For sun-seekers, it's the most exciting new-hotel destination on the map. See every opening and compare Los Cabos rates in our full guide to new hotels in Cabo San Lucas.

We Keep Pages Updated

As hotels open and projects move closer to completion, we update city pages so travelers can explore what’s new with confidence.

Our goal is simple: make it easier to discover the newest places to stay in every city we cover.

Why I Created Stay In The New

While traveling with my family, we always tried to find the newest hotel in every city. The difference was noticeable—cleaner rooms, modern bathrooms, updated layouts, and often the same price (or better) than older properties.

But finding newly opened hotels wasn’t easy. You had to search endlessly, dig through reviews, or guess based on photos.

So I built Stay In The New to solve that problem—one place dedicated to recently opened hotels across the country. I'm Jeff, and I created this site to make it easier for travelers to discover the newest stays without the guesswork.

Modern stays. Less guessing. Better travel. — Jeff

We're constantly updating our directory of newly opened hotels across the United States. If you know of a hotel that recently opened or is opening soon, we'd love to review it and potentially add it to the site.

We review new openings regularly and update city pages as developments are confirmed.
