Royal Palm South Beach is open again on Collins Avenue. The 1939 Art Deco oceanfront resort — the hotel that launched Marriott’s Tribute Portfolio brand — reopened in July 2026 with 404 redesigned rooms and suites, four new places to eat and drink, a rebuilt pool deck and direct beach access.
It is one of the largest genuinely refreshed hotels in South Beach, and it sits a short walk from the Miami Beach Convention Center, Lincoln Road and the sand. Its timing is the story: the reopening landed just ahead of its first full high season.

This was a property-wide transformation rather than a refresh. Coral Gables-based EoA Group led the redesign, drawing on three Miami reference points: the geometry of South Beach Art Deco, the street-art energy of Wynwood, and the cultural identity of Little Havana.
Rooms: all 404 rooms and suites redesigned, with 11 newly added.
Arrival: a redesigned lobby and arrival experience.
Food and drink: four new outlets, from a Cuban coffee counter to a full poolside restaurant.
Outdoors: upgraded pool and beachfront amenities, plus new outdoor event terraces.
Events: roughly 18,000–20,000 square feet of indoor and outdoor space, with seven meeting rooms and a ballroom.

Rooms are spread across three towers — the East and West towers rising 17 stories, and the lower-rise Lanai — so the room you book shapes the stay more than at a single-tower hotel.
