Miami's hotel market is in one of the most ambitious development cycles in its history. The most significant luxury resort renovation in Miami in years is the Ritz-Carlton Key Biscayne, which reopened December 8, 2025 following a $100 million transformation — its first comprehensive renewal in nearly 25 years. The Vineta Hotel reopened March 2, 2026 as Oetker Collection's first U.S. Masterpiece Hotel — a top-to-bottom restoration of the 1926 landmark formerly known as The Chesterfield, two blocks from Worth Avenue. Jacksonville is in the middle of the most active hotel buildout in Northeast Florida in decades — and the headline arrival is on the beach, not downtown. Dune House Hotel & Spa opened March 2026 at 1 Ocean Boulevard in Atlantic Beach as Sage Hospitality's complete top-to-bottom reimagining of the former One Ocean Resort.
