after a $42 million overhaul — 224 rooms and 36 casitas in the first phase of a planned 404 keys — while Hotel Solaya
brought JdV by Hyatt to Old Town and AC Hotel Scottsdale Old Town
added 168 rooms under a rooftop pool. Up north, Scottsdale Golf Retreat at Troon North

Sedona
Sedona sits about two hours north of Phoenix, where red rock country splits into three distinct bases: walkable Uptown along Highway 89A, the quieter and more local West Sedona, and the Village of Oak Creek to the south beneath Bell Rock. The biggest recent arrival is Outbound Sedona, the former Poco Diablo Resort reborn this spring with 138 rooms, Bell Rock views, the two-tier Moonwater pool and the brand’s first spa, while L’Auberge de Sedona and The Ambiente, A Landscape Hotel remain the luxury benchmarks. Flagstaff
Flagstaff sits near 7,000 feet under the San Francisco Peaks — a mountain town on old Route 66, home to Northern Arizona University and the practical base for the Grand Canyon’s South Rim, about 80 miles north. Its newest stay is Flagstaff’s first dual-branded hotel, Home2 Suites by Hilton Flagstaff and Tru by Hilton Flagstaff, which share 204 rooms, a heated indoor pool and The Pines Bar & Bistro under one roof. Summer is peak season here, the reverse of the desert, with Arizona Snowbowl adding a winter bump. Tucson
Tucson is Arizona’s second city, roughly two hours southeast of Phoenix, with a walkable downtown linked by streetcar to the University of Arizona and desert parks on every edge — Saguaro National Park east and west, Mount Lemmon to the north. New arrivals lean practical: LivAway Suites Tucson opened this summer with full-kitchen extended-stay suites near Davis-Monthan and the university, the Tempo by Hilton Tucson Uptown is planned for the former Foothills Mall redevelopment, and a new downtown hotel near the convention center has cleared a key county vote. The gem and mineral shows take over the city every late January and February, and university football and commencement weekends spike demand in fall and spring. Tempe, Mesa & the East Valley
The East Valley — Tempe, Mesa, Gilbert and Chandler — is where Arizona State University, Phoenix-Mesa Gateway Airport, Cactus League ballparks and a fast-growing tech and healthcare corridor meet. The new builds here are practical, longer-stay hotels: My Place Hotel Phoenix East/Mesa opened early this year, SpringHill Suites by Marriott Phoenix Gilbert added an all-suite option near SanTan Village, and Hilton’s Homewood Suites Phoenix Mesa Airport is slated for this fall near Gateway Airport. Arizona Hotels Opening Soon — What’s Actually Real
Arizona’s pipeline has a credibility problem: the biggest names have missed date after date. Here is the honest status on each. None of these are bookable yet.

VAI Resort
Planned as the largest resort in Arizona — 1,100 rooms across four towers, an amphitheater and a Mattel Adventure Park beside State Farm Stadium. It is not open, despite listings that say otherwise. It has missed 2023, 2025 and 2026 targets, the developer removed its date and says it will announce one roughly nine months ahead, and no announcement has come.

The Ritz-Carlton, Paradise Valley
A 215-room resort with a pool close to 400 feet long and a 16,000-square-foot spa, at the heart of the $2 billion Palmeraie project. The developer filed for Chapter 11 in late 2025 to halt a foreclosure; court-approved financing since then has gone mainly to the residential villas, with hotel financing still being negotiated. Announced for years, still not bookable, no revised date.

Atari Hotel Phoenix
The first Atari hotel anywhere, planned for 840 N. Central Avenue on Roosevelt Row with 90-plus rooms and a 2,000-seat esports and concert arena. Construction is slated to begin in late 2026 — but the developers have publicly raised only about $14 million toward a $124 million budget, so treat the date as a target, not a promise.

JW Marriott Downtown Phoenix
A $200 million conversion of a vacant 19-story Arizona Center office tower into 340 rooms, less than a block from the Phoenix Convention Center, with meeting space on the top two floors and a ground-level resort pool. Interior demolition is planned for early 2027. Of the four, it is the youngest project with the clearest plan.
About New Hotels in Arizona
The new hotels in Arizona cluster where demand already lives, but the shape of the growth is different from Florida or Texas. Instead of a wave of ground-up towers, the state’s most interesting arrivals are reinventions of resorts that already had the land, the pools and the mountain views — and the list of Arizona hotels opening soon is dominated by a few very large projects with very unreliable dates.
Scottsdale and Paradise Valley carry the luxury end. Kimpton Miralina Resort & Villas replaced the Scottsdale Plaza with six pools, a chef-driven restaurant and a phased villa build-out, Hotel Solaya reimagined an Old Town property under the JdV by Hyatt flag, and AC Hotel Scottsdale Old Town added a rooftop pool and bar steps from the Arts District. The REMI Scottsdale brings a rooftop-pool Autograph Collection option to the nightlife blocks, while Scottsdale Golf Retreat at Troon North is taking bookings ahead of its fall opening. The run began with Caesars Republic Scottsdale, the first non-gaming Caesars hotel in the country, and the Grand Hyatt Scottsdale Resort, which replaced the Hyatt Regency at Gainey Ranch after a $115 million renovation. Phoenix is catching up downtown. Denū Hotel & Spa, open since September, gives the core a true leisure hotel — spa, rooftop pool, four food and drink outlets — and Sentral Sol Modern offers kitchen suites for longer stays near the convention center and ASU. North and west, the dual-branded AC Hotel Phoenix North Norterra serves the semiconductor corridor, while LivAway Suites Glendale, Home2 Suites by Hilton Goodyear Phoenix West and Hampton Inn & Suites by Hilton Buckeye Phoenix cover West Valley ballparks and stadium events. Out in the West Valley, the long-promised VAI Resort still towers over the freeway beside State Farm Stadium without a date. Beyond the Valley, Sedona’s biggest recent arrival is Outbound Sedona, the former Poco Diablo Resort reborn with Bell Rock views and the brand’s first spa, while The Ambiente, A Landscape Hotel remains the red rock benchmark for design-led luxury. Flagstaff added its first dual-branded hotel in Home2 Suites by Hilton Flagstaff and Tru by Hilton Flagstaff, Tucson welcomed LivAway Suites Tucson with the Tempo by Hilton Tucson Uptown still to come, and the East Valley grew with My Place Hotel Phoenix East/Mesa and SpringHill Suites by Marriott Phoenix Gilbert. The pipeline is where to stay skeptical. The Ritz-Carlton, Paradise Valley is tied up in a court-supervised restructuring, VAI Resort has stopped publishing dates, the Atari Hotel Phoenix is still raising money, and the JW Marriott Downtown Phoenix has not started demolition. We only move a project into a city guide once a first bookable night is live in a booking engine — not when the press release says it will open.

No. Despite listings describing it as open, VAI Resort has not opened and has no confirmed date. It missed targets in 2023, 2025 and 2026, and the developer says it will announce an opening roughly nine months in advance. When planned rooms go on sale, we will add it to the Phoenix guide.

Choose Scottsdale for resorts, golf, spas and Old Town nightlife; choose downtown Phoenix for conventions, Diamondbacks and Suns games, concerts and light-rail access to the airport. Scottsdale’s new resorts usually command the higher rates, especially in winter, while Phoenix is the better value during major Scottsdale event weeks. In Phoenix and Scottsdale, peak season runs roughly October through May, with the sharpest spikes around the Barrett-Jackson auction in January, the WM Phoenix Open in February and spring training in March. Tucson peaks during the gem shows in late January and February. Flagstaff and the Grand Canyon run the opposite way, peaking in summer. Checking rates for your exact dates matters more here than in most states.
