Greenville
The Upstate’s success story and the one South Carolina city that surprises people. Greenville rebuilt its downtown around Falls Park on the Reedy and the Liberty Bridge, and the result is a walkable Main Street with a restaurant scene that punches far above the metro size, plus the Swamp Rabbit Trail running out toward Travelers Rest. Demand here is only half leisure — BMW, Michelin and a dense advanced-manufacturing corridor keep midweek occupancy steady year-round, which is why the inventory skews toward polished business-class properties rather than resorts. It is also the closest base to the Blue Ridge Escarpment waterfalls and about an hour from Asheville. Rates track the corporate calendar more than the season, so compare Greenville hotel rates in South Carolina against your exact nights rather than assuming a weekend premium.
Columbia
The capital, the University of South Carolina, and a market that lives and dies by the football calendar. Gamecock home weekends move rates across the entire metro more than any holiday does, and legislative session fills the downtown properties midweek from January through spring. The Vista holds most of the walkable inventory and Five Points serves the campus crowd. Columbia is also the nearest real base for Congaree National Park, the least-visited national park in the Southeast and about a thirty-minute drive southeast. For anyone crossing the state, it is the natural midpoint between Greenville and Charleston. Check the Gamecocks schedule before you price anything — compare Columbia hotel rates in South Carolina against a non-game weekend and the gap is often larger than the drive to a neighbouring market.
Beaufort
Between Charleston and Hilton Head sits the town most travellers drive past, and it is the prettiest historic district in the state after Charleston’s. Beaufort is antebellum architecture on a tidal waterfront, with Hunting Island State Park twenty minutes east and the sea islands — St. Helena, Daufuskie, Bay Point — scattered south of it. The inventory is small, mostly inns and historic properties rather than branded hotels, and Marine Corps Recruit Depot Parris Island graduation weeks are the demand spike nobody plans around until they hit one. It is also the county seat governing the Six Senses project, which makes it a useful stop for anyone tracking that development. Compare Beaufort hotel rates in South Carolina against Hilton Head for the same nights — the forty-minute drive frequently buys a meaningful discount in peak season.
Hilton Head & Daufuskie · Date To Be Confirmed
Six Senses South Carolina Islands
The ultra-luxury eco brand’s United States debut — 460 acres across three sea islands, with guests checking in at a Hilton Head hub and boarding a hybrid yacht to the main resort on Daufuskie, built on the site of the derelict Melrose Resort. Announced by IHG in February 2024 for a 2026 opening, it is still not open, not bookable and has no revised date. Read the full status report →
Charleston · In Development
Four Seasons Hotel Charleston
A hotel-and-residences development planned for Meeting Street in the Historic District, and the first Four Seasons anywhere in South Carolina. It would slot directly against The Cooper at the top of the Charleston market and give the peninsula two genuine five-star-tier flags for the first time.
North Myrtle Beach · Spring 2027
Compass Hotel by Margaritaville
Margaritaville’s first hotel on the Grand Strand — a 14-storey, 150-room oceanfront boutique in North Myrtle Beach. The brand’s Compass line has performed unusually well in drive-to leisure markets; the Pigeon Forge property was named Best New Hotel in the United States by USA Today.
Statewide · What We’re Watching
The Next Wave
Charleston’s boutique cycle has not run out of runway, and Greenville is the market most likely to land the state’s next surprise flag as the Upstate corporate corridor keeps growing. On the coast, the question is whether the Grand Strand renovation wave continues into ground-up construction or stops at converting existing oceanfront stock.
Opening timelines are subject to change as projects move through development. We update this page as new properties open and pipeline projects are confirmed — and we verify against the first bookable date, not the press release.
