Four California markets without their own guide yet — with the new hotels worth knowing and the calendar that moves their rates.
California’s wine country runs on small, high-end inns, and its rates move with the harvest calendar — September and October crush season is peak, with winter weekdays the value window. The standout recent opening is Appellation Healdsburg, the first hotel in Charlie Palmer and Christopher Hunsberger’s Appellation brand, set just off Healdsburg’s plaza in northern Sonoma County. The Central Coast strings together three very different trips along Highway 1 and the 101. On the Monterey Peninsula, Kimpton Mirador Pacific Grove opened in January 2026 with 99 Spanish Revival rooms half a mile from the ocean and The Caledonian restaurant; in Santa Cruz, the historic La Bahia Hotel & Spa finally opened on the beachfront by the Boardwalk; and inland, The Ava Hotel brought a Curio Collection address to Paso Robles wine country. San Francisco is the rare big California city with almost no genuinely new hotel inventory. Its recent headliners — 1 Hotel San Francisco, the Beacon Grand reopening and LUMA — are all three to four years old, and the biggest planned towers have stalled or never broken ground. Demand is driven by the convention calendar at Moscone Center and big tech conferences, which can double rates overnight. Orange County’s hotel demand revolves around the Disneyland Resort, where park expansions keep visitor numbers near records, plus the Anaheim Convention Center and the coastal towns from Huntington Beach to Laguna. Disney’s own Pixar Place Hotel reimagined the former Paradise Pier in early 2024, now just outside our two-year window, and most new building around the resort is select-service. The state’s most-searched openings, with honest status. None of these are bookable yet.
The only hotel permitted inside Hollywood Park, beside SoFi Stadium — 300 rooms in a $300 million tower. It was targeting September 2026, but its own site now says this winter, and it is not yet bookable — tight timing for Super Bowl LXI in February.
A 39-story, 231-room tower between Little Italy and the waterfront with a 39th-floor rooftop pool and bar. It slipped from summer 2026 to January 2027 and is not yet bookable.
The 1959 Rat Pack-era resort returns under IHG after a multi-year renovation, closed from June through December 2026 to finish the work. Reopening is planned for early 2027.

Los Angeles leads with rebrands. The Valorian Los Angeles replaced the Mondrian on the Sunset Strip, Cameo Beverly Hills reopened under LXR, and Hôtel Lili and Whisky Hotel added boutique rooms in Beverly Hills and Hollywood. AC Hotel Pasadena and Hilton Arcadia Los Angeles lead the San Gabriel Valley, while Hilton Los Angeles Airport finished a $50 million room renovation. San Diego’s cycle is its biggest in a generation: Gaylord Pacific Resort & Convention Center on the Chula Vista Bayfront, The Margot Hotel in the Gaslamp, Courtyard by Marriott San Diego Downtown Little Italy, and in Coronado the restored Hotel del Coronado, The Bower Coronado and The Baby Grand. Beyond the three big markets, the most interesting openings are small and scenic: Appellation Healdsburg in Sonoma wine country, Kimpton Mirador Pacific Grove on the Monterey Peninsula, La Bahia Hotel & Spa on the Santa Cruz beachfront and The Ava Hotel in Paso Robles. San Francisco, by contrast, has almost nothing new, and Anaheim’s biggest recent change, Pixar Place Hotel, is now more than two years old.
The pipeline deserves skepticism. Kali Hotel & Rooftop at SoFi Stadium has slipped to this winter, Le Méridien San Diego Pinnacle to January 2027, and the Fairmont Manchester San Diego is still a target rather than a date, while The Riviera Palm Springs returns under IHG in early 2027. We only move a project into a city guide once a first bookable night is live.
