Nickelodeon Hotels & Resorts Orlando will not open in 2026. The resort’s own site now lists 2028, and as of mid-2026 the developer was still working to start vertical construction in Kissimmee. For the family hotels you can actually book now, see our guide to new hotels in Orlando.
When does the Nickelodeon Hotel Orlando open?
When Paramount, Lion Star Hospitality and Everest Place announced the project in May 2024, they said 2026. That date has quietly moved: the Nickelodeon Resorts site now says 2028. The developer received a building permit, and in June 2026 said it hoped to break ground that July while asking Osceola County for a waiver to begin construction before Everest Place’s main road is finished. A resort of this size typically takes around two years to build once vertical work begins, so 2028 is the realistic best case.
Can you book the Nickelodeon Hotel Orlando yet?
No. There are no rates, no booking window and no pre-sale for hotel stays. Condo units within the project have been marketed for purchase, but that is a real-estate sale, not a vacation reservation. We’ll update this page the day a first bookable night appears.
What is the Nickelodeon Hotel Orlando?
A family resort built around Nickelodeon’s characters, the first Nickelodeon-branded hotel in the Orlando area since the original resort dropped the brand in 2016.
Rooms and suites
Plans call for more than 400 hotel rooms and condo units, including suites themed to SpongeBob SquarePants , PAW Patrol , Dora and Teenage Mutant Ninja Turtles.
Aqua Nick and dining
The signature amenity is the Aqua Nick water park, the same concept as Nickelodeon’s Caribbean resorts, along with several restaurants and bars, a Nick shop and character meet-and-greets — and yes, the return of sliming.
Location
The resort anchors Everest Place, a 220-acre mixed-use district on the West 192 corridor in Kissimmee, a short drive southwest of Walt Disney World’s Animal Kingdom.
Where the Record Is Wrong
“Opening in 2026.” Most coverage still repeats the original announcement. The resort’s own site says 2028.
“Now booking.” It isn’t. No hotel reservations exist for the Orlando resort.
“The old Nick hotel is coming back.” The original Nickelodeon Suites Resort is now the Holiday Inn Resort Orlando Suites – Waterpark. This is a new, separate resort in a different location.
Where to Stay Until It Opens
For a water park at the hotel, Villatel Orlando Resort, Apartments by Marriott Bonvoy has the $25 million Aqua Bay water park with slides and a lazy river, plus apartments with full kitchens for big families. For the newest theme-park rooms, Universal Stella Nova Resort and Universal Terra Luna Resort include Early Park Admission at a lower price tier than Universal’s flagship. Families who want kitchen suites near Universal can compare EVEN Hotel + Staybridge Suites Orlando Universal Blvd and Hyatt House International Drive. And the former Nick hotel, Holiday Inn Resort Orlando Suites – Waterpark, still has its water park, though it is not new.
