Aman Miami Beach is two buildings on one oceanfront block: a 56-key hotel inside the restored 1941 Versailles, and a separate 18-storey Kengo Kuma tower holding 22 branded residences. It would be Aman’s second urban property in the United States, after Aman New York.
It was first anticipated for 2024. Coverage then settled on 2027, and that is still the figure in almost everything published about it — including articles from this month. Aman’s own site now says 2028.

When Does Aman Miami Beach Open?
Aman states 2028. The brand’s own new-developments page carries that date. Independent and trade coverage almost universally says 2027 — that figure appears in reporting from June and August 2026, in the developer’s own 2025 construction announcements, and in essentially every luxury travel roundup of upcoming Aman openings.
When a brand’s website and its press corpus disagree, the brand page is the better source. It is the one the operator controls and updates, and it has no reason to be conservative about its own launch. The 2027 figure has simply been copied forward from the 2025 financing and construction announcements without anyone rechecking it.
The trajectory supports 2028 too. The project was originally slated for 2024 and lost years to complex below-grade foundation and underground parking work on an oceanfront site. Vertical construction only began in August 2025, with Suffolk Construction targeting roughly one floor every two weeks and a top-off in early 2026. A tower that tops off in 2026 does not deliver a finished ultra-luxury hotel and a separately restored historic building in 2027.

Where no booking window exists, we report the operator’s own current published date and name the disagreement rather than picking the more optimistic number. For this property that means 2028, with the caveat that Aman has moved it twice already.
Can You Book Aman Miami Beach Yet?
No. There are no rates, no reservations line and no listing on any booking platform.
The confusion here is structural rather than accidental, because two different things carry almost the same name. Aman Residences, Miami Beach is the 22-unit condominium tower — that was a real estate offering, it sold out in 2021 at prices reported around $5,000 per square foot, and it was never available for nightly stays. Aman Miami Beach is the 56-key hotel inside the Versailles, and that is the part that will eventually take reservations.
So “it sold out years ago” and “you still can’t book it” are both true, about different buildings. Anyone quoting you a nightly rate for this property is quoting a rate that does not exist.
What Is Aman Miami Beach?
Aman is the reference point for ultra-luxury hospitality — small key counts, extreme privacy, and a wellness programme that predates the industry’s interest in it. The Miami Beach project is unusual within the portfolio because it pairs a historic restoration with a ground-up tower on the same block, and because the developer and the brand share an owner.
The Versailles — the hotel
The Versailles opened in January 1941, an Art Deco building by Chicago architect Roy F. France that occupies an entire city block and rises 16 storeys. It closed in 2011 and sat empty. In January 2021 the Miami Beach Historic Preservation Board approved the plan that would bring it back as an Aman.
The restored building will hold 56 hotel rooms with interiors by Jean-Michel Gathy of Denniston, a long-time Aman collaborator whose work defines much of what the brand looks like. Plans include a roughly 20,000 sq ft Aman Spa, several dining venues, and a private beach club on the sand directly in front.
The Kengo Kuma tower — the residences
Next door, an 18-storey tower designed by Kengo Kuma holds 22 Aman-branded residences. Kuma’s design uses Japanese materials and softened, undulating forms set against the Art Deco context. Residents get access to the hotel’s spa, dining and beach club.
Who is building it
The developers are OKO Group and Access Industries — Vlad Doronin and Len Blavatnik respectively. Doronin is also chairman and CEO of Aman Group, so the brand and the developer are not at arm’s length here, which is worth knowing when reading the timeline: there is no franchisor pressuring a third-party owner to deliver.
Suffolk Construction is the general contractor. The project secured $85 million in mezzanine financing from GoldenTree Asset Management in August 2025, which is what restarted visible progress after the long foundation phase.
Three Things the Coverage Gets Wrong
The date. Nearly everything published says 2027. Aman says 2028. Articles from June and August 2026 still carry the older figure.
The two buildings. “Aman Miami Beach” and “Aman Residences, Miami Beach” are routinely written as one property. They are a 56-key hotel and a 22-unit residential tower, in separate buildings, with separate delivery logic. A headline about the residences topping off is not a headline about the hotel opening.
“Aman’s first US property.” It isn’t. Aman New York opened in 2022 in the Crown Building. Miami Beach would be the brand’s second urban location in the United States — which is how Aman describes it themselves.
Where to Stay in Miami Beach Until It Opens
If you came here planning an actual trip, the useful news is that Miami Beach has just absorbed two nine-figure Art Deco restorations, both bookable now, and both doing roughly what Aman intends to do with the Versailles.
The closest analogue is The Shelborne by Proper — a 1940 Art Deco landmark on Collins Avenue reopened in May 2025 after a $100 million transformation, 251 rooms, suites and villas, a restored 1950s diving board on the pool deck, and dining from Michelin-recognised chef Abram Bissell. Fifteen blocks south of the Aman site and the best current answer to “I want the restored-landmark version of Miami Beach.” A block from the Faena District, Delano Miami Beach reopened in March 2026 after five years dark, keeping the terrazzo, the white columns and the Delano Pool across 171 rooms, with the Rose Bar revived and Gigi Rigolatto and Mimi Kakushi added.
For something closer to Aman’s actual register — small, quiet, residential — Maison Felix is the better match. Twenty-nine rooms in a restored 1948 building in North Beach around a palm-shaded courtyard pool, no large public venues, deliberately understated. It is the only new hotel in Miami Beach built on the premise that you might not want a scene.
Away from the Beach, The Ritz-Carlton Key Biscayne, Miami reopened in December 2025 after a $100 million renovation of its 17-acre beachfront campus, adding a 30,000 sq ft spa and six dining venues — the single causeway in and out is the whole point. The Sunny, Curio Collection by Hilton opened in February 2026 with 339 rooms directly on the sand at Sunny Isles, and The Crosby Miami Worldcenter is the newest downtown option if you would rather be on the mainland. Rates across all of these swing hard with Art Basel, Miami Music Week and the winter high season, so it is worth comparing Miami Beach hotel rates against your exact dates rather than a seasonal average.
Is Aman Miami Beach Worth Waiting For?
If you’re planning a trip before 2028: treat it as unavailable and book something else. Even the optimistic 2027 reading leaves no bookable inventory for most of next year.
If you’re an Aman loyalist: Aman New York is open and is the closest existing reference for what the urban US product looks like. Amanvari on the Sea of Cortés is nearer term than Miami Beach.
If you want the restored Art Deco experience now: The Shelborne by Proper and Delano Miami Beach are both open, both nine-figure restorations, and both within walking distance of the Aman site.
If you were looking at the residences: they sold out in 2021. Resale is the only route, and it carries the same delivery risk as the hotel.
