St. Pete Beach, FL — The Luce Opens June 24 & The Pink Palace Restored
St. Pete Beach — one of America's most consistently top-ranked Gulf Coast beaches — is undergoing its most significant hotel transformation in decades. The headline arrival is The Luce, a Tribute Portfolio Hotel, opening June 24, 2026 at 6300 Gulf Blvd — the site of the beloved Postcard Inn, which closed after 2024 hurricane damage. The 200-room Marriott Bonvoy property sits on 9 beachfront acres with St. Pete Beach's largest pool, sunshine poolside butlers, Sundrop Brasserie, Baby Turtle Beach Club on the sand, and bungalow suites with private outdoor lounges. Already open: The Don CeSar — the legendary "Pink Palace" built in 1928 — just completed its most comprehensive multi-year renovation ever, covering all guest rooms, the full-service spa, and the new Beacon Pool Bar & Lookout. The Hotel Zamora reopened early 2025 after a $7.5 million renovation with the new Azura Coastal Kitchen & Bar and private marina. Sirata Beach Resort completed a $25 million renovation and is transitioning to the Hilton Tapestry Collection. And a 290-room JW Marriott St. Pete Beach luxury tower is in development for the future.

Naples, FL — Five-Star Gulf Coast Luxury
The Naples Beach Club, A Four Seasons Resort opened November 2025 on the site of the historic Naples Beach Hotel — 220 rooms and 57 suites across 125 beachfront acres, with 1,000 feet of Gulf-front white sand, five dining concepts including The Merchant Room by two-time James Beard Award-winning Chef Gavin Kaysen, a 30,000 sq ft Sanctuary Spa, a racquet club, and a Tom Fazio-designed 18-hole golf course opening in 2026. Rates from $950/night. This is the new benchmark for five-star beachfront hotels in Florida.
Also open: The Perry Hotel Naples with a rooftop bar and marina-adjacent address, and Compass by Margaritaville for a laid-back beach option. Coming soon: the Olde Naples Hotel, Opal Collection opens Q2 2026 in the Third Street District — 109 boutique rooms, rooftop pool, Annie's restaurant. Clearwater Beach, FL — America's Best Beach Gets New Hotels
Clearwater Beach holds the title of America's Best Beach from USA Today — and it now has the hotels to match. Opal Sol Resort opened February 14, 2025 as the most significant new Gulf-front arrival in years — 248 all-Gulf-view suites connected to Opal Sands Resort via a glass sky bridge, giving guests access to four pools, 10 dining concepts, two full-service spas, and 106,000+ sq ft of combined event space. Every suite has a private balcony facing the Gulf, with select units featuring wrap-around patios with hot tubs and full gourmet kitchens.
The Hiatus Clearwater Beach, Curio Collection by Hilton(2024) adds a design-forward boutique option with a 7th-floor rooftop pool and Ocean Seven fine dining with a nightly Champagne sunset toast. The JW Marriott Clearwater Beach Resort & Spa brings 162 rooms and 36 suites directly on the sand. Panama City Beach, FL — The Emerald Coast's Most Active New Hotel Market
Panama City Beach has seen more new hotel openings since 2023 than any comparable Florida Gulf Coast destination. The most significant beachfront arrival is Hyatt Place Panama City Beach / Beachfront — the first beachfront Hyatt property on the entire Gulf of Mexico, opened July 2024 on Front Beach Road with direct Gulf access, oceanfront balcony rooms, a resort-style pool with lazy river, and World of Hyatt points. The Embassy Suites by Hilton Panama City Beach Resort opened in 2023 directly across from the beach with all-suite accommodations, Vue55 Rooftop Terrace, and complimentary full breakfast and evening reception included daily.
Residence Inn by Marriott Panama City Beach Pier Park opened March 2024 with 121 kitchen suites within walking distance of Pier Park. Destin & the Emerald Coast, FL — The Panhandle Levels Up

Fort Lauderdale, FL — A South Florida Waterfront Renaissance

Miami's hotel market is in one of the most ambitious development cycles in its history. The Delano Miami Beach reopened March 9, 2026 after a five-year transformation by Ennismore — 171 redesigned rooms, four dining and nightlife concepts including Rose Bar and Mimi Kakushi (No. 36 on World's 50 Best Bars). The Sunny, Curio Collection by Hilton opened February 2026 in Sunny Isles Beach with 339 rooms as a bold reimagining of a storied oceanfront address.
