Naples, FL — The Gulf Coast's New Luxury Benchmark
No single hotel opening on Florida's Gulf Coast has generated more attention in recent memory than the Naples Beach Club, A Four Seasons Resort. Opened November 2025 on the site of the beloved historic Naples Beach Hotel, the Four Seasons reimagines the property at an entirely different scale — 220 rooms and 57 suites across 125 beachfront acres, with 1,000 feet of Gulf-front white sand, five dining concepts including The Merchant Room by two-time James Beard Award-winning Chef Gavin Kaysen, a 30,000 sq ft Sanctuary Spa, a racquet club, and a Tom Fazio-designed 18-hole golf course opening in 2026. Also open in Naples: The Perry Hotel Naples(2025) brings 160 rooms with a rooftop bar and marina-adjacent address to North Naples, and Compass by Margaritaville adds a laid-back beach option at an accessible price point. Later in 2026, the Olde Naples Hotel by the Opal Collection opens in the Third Street District — 109 boutique rooms honoring the city's original 1889 hotel, with a rooftop pool and Annie's restaurant.

Clearwater Beach, FL — America's Best Beach Gets New Hotels
Clearwater Beach holds the title of America's Best Beach from USA Today — and it now has the hotels to match. Opal Sol Resort opened February 14, 2025 as the most significant new Gulf-front hotel arrival on Clearwater Beach in years. The 248-suite all-Gulf-view property is connected to the adjacent Opal Sands Resort via a glass sky bridge, giving guests access to four pools, 10 dining concepts, two full-service spas, and 106,000+ sq ft of combined event space. Every suite has a private balcony facing the Gulf — with select units featuring wrap-around patios with hot tubs and full gourmet kitchens.
The Hiatus Clearwater Beach, Curio Collection by Hilton(2024) adds a design-forward boutique option with a 7th-floor rooftop pool and Ocean Seven fine dining with a nightly Champagne sunset toast. And the JW Marriott Clearwater Beach Resort & Spa brings 162 rooms and 36 suites directly on the sand. Coming soon: the Alanik Hotel — a 15-story, 248-room Gulf-front resort under construction — will add more beachfront inventory when it opens.

Destin & the Emerald Coast, FL — The Panhandle Levels Up
Destin's famous emerald-green water and sugar-white quartz sand have long attracted visitors — but the hotel infrastructure has lagged behind the destination's natural beauty. That's changing. Hotel Effie Sandestin, Autograph Collection remains the standout luxury property on the entire Emerald Coast — 250 rooms inside Sandestin Golf and Beach Resort at the Village of Baytowne Wharf, with the only rooftop pool in Northwest Florida (the Ara Rooftop), Ovide restaurant by James Beard Award-winner Chef Hugh Acheson, Spa Lilliana, and access to seven miles of beaches, four championship golf courses, and a 123-slip marina. Fort Lauderdale, FL — A South Florida Waterfront Renaissance
Fort Lauderdale's beach and waterfront hotel scene has seen some of the most dramatic transformations in the state. Miami & Miami Beach, FL — The Pipeline Is Extraordinary
Miami's hotel market is in the middle of one of the most ambitious development cycles in its history.
